Dmitry Demin, Director of the BIM Division at ASCON: "BIM/TIM

However, Dmitry Demin, Director of the BIM Division at ASCON, suggests that in order not to get lost in the terminology, we should first define who this "small developer" is. "Let's use the well-known portal erzrf.ru and see that, for example, the LSR company, which ranks third, builds 2.3 million square meters of residential and bahrain whatsapp resource commercial premises, while the developers who close the top hundred in the rating build only ten times less. That is, it is important to understand that the so-called small developers are commercial companies with impressive financial turnover and complex technological processes. The success of the developer depends on the degree of automation and optimal adaptation of these processes," the expert emphasizes.

take on the function of automating part of the developer's processes. The most popular results of automation are the organization of work and control of contractors, obtaining reliable data on the volume of work and materials, obtaining the most accurate estimates. This is what is on the surface. If you delve deeper, you can find a number of obvious advantages, from greater efficiency when working with state expertise to the marketing component - increasing attractiveness among customers. It is not entirely correct to talk about the disadvantages, but rather about the inconveniences that accompany the developer when implementing BIM/TIM. First of all, the inconvenience is associated with the restructuring of processes: you need to force yourself to work in a new way. This is not easy, and if the approach is wrong, it is fraught with personnel changes and loss of profit at the initial stage of implementation. I think that it is important and necessary to talk about this. However, by defining the goals of implementation and clearly distributing tasks, the effect can be achieved in a very short period of time. BIM/TIM have existed in global practice for over 30 years, during this time a lot of research has been conducted on the efficiency of the technology, all this data is freely available, as are recommendations and BIM standards. The developer can independently assemble a team of BIM specialists, can turn to integrators with extensive experience, or can use a hybrid scheme."

BFM.ru asked regional players what advantages and disadvantages they see in using information modeling technologies and how they generally assess the readiness of developers in their region to switch to BIM/TIM. The answers show that there is still a huge gap between designers and developers and their contractors. The former are switching to TIM, seeing the prospects and realizing that not everything may work out right away. The latter are not just slowing down, but often do not understand at all why a painful reconfiguration of existing construction processes is needed for business.

Kristina Egorova, Project Manager at Terminal-Resource (St. Petersburg): "For us, the advantages of TIM are a clearer and more convenient structuring of the company's processes in combination with their computerization. All this allows us to optimize the work of related departments, set up the necessary automation of standard solutions, minimize errors arising from the influence of the so-called human factor, and make processes more transparent and manageable. It turns out that complex information technologies will simplify all our work. And given the capabilities of 3D modeling, we will be able to move to a higher quality level of design and construction of our facilities. Disadvantages of switching to TIM
